A: We buy houses in the DFW, TX area that meet our purchasing criteria. Once purchased, we may repair the house and resell it to another homeowner or keep it as a rental ourselves using the MLS. We will not list the property on the MLS during the buying process with you.
A: Many of the houses we purchase are below market value (we do this so we can resell it at a profit to another homeowner). However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we close quickly and no time, effort or expense is required on your part of fix up the property. If that’s what you’re looking for and you see the value in getting your house sold fast, let’s see if we can come to a fair win-win price!
A: Our process is very straightforward. We look at the location of the property, what repairs may be needed, the current condition of the property, and values of comparable houses sold in the area recently. Then we come up with a fair price that works for us and for you too.
A: There are no fees when you sell your house to us. We will cover title closing cost and if we use an agent in your transaction there may be a commission up to 3%. As as a seller, the traditional way to sell your house through an agent can be a 6-8% cost. Our way assures a safe, smooth and private transaction at a discount. We’ll make you an offer, and if it’s a fit then we’ll buy your house. That simple.
BUYER AGREES TO PAY ALL NORMAL BUYER AND SELLER CLOSING COSTS. EXCLUDING: PRORATED AND DELINQUENT TAXES, MOBILE NOTARY FEES, HOA TRANSFER FEES, SELLER’S REAL ESTATE AGENT COMMISSION, ETC. IN CASES WHERE TITLE DOES NOT COME BACK CLEAR, LEGAL COSTS TO CLEAR TITLE, FILING FEES TO CLEAR TITLE, DOC PREP FEES TO CLEAR TITLE AND ANY ENCUMBERING LIENS ARE RESPONSIBILITY OF THE SELLER.
